"SAN LUS DEVELOPMENT DEPARTMENT TO INITIATE “BUILDING SAFE” PROGRAM"

San Luis, Arizona –The City Of San Luis Development Department Building Safety Division Will Initiate "Building Safe" Program July Of 2012.

By means of this announcement, The Department of Development Services, Building Safety Division, will initiate the program “Building Safe” which will start in the month of July 2012.


“Building Safe” is a program to regularize the construction that has not been finished, that is in bad shape or unsafe condition, or has not obtained a Building Permit.


The program of “Building Safe” in collaboration with the City of San Luis Code Enforcement Officer (Police Department) will issue citations to the persons who are violating the City code (including Zoning Ordinance or Building Codes).


For example:


- Construction without a Building Permit is a violation of the 2003 International Residential Code (IRC 2003, Section 105.3) and the 2003 International Building Code (IBC 2003, Section105.3).



-All contractors must comply with the Arizona Registrar of Contractors and have the appropriate licenses to work on construction projects. These regulations include landscaping businesses and handy-man businesses.



- Walls and fences over the allowed height stated in the Zoning Ordinance.



- To establish a business in areas not appropriately zoned or without a City Business License is prohibited. Certain businesses are allowed as a “Home Occupation” but you should check with the Department of Development Services for specific details.


Violations will be issued citations in accordance with the law of our municipality.

PLEASE TAKE NOTICE that that the City of San Luis, Arizona is considering possible increases in water, wastewater, and/or sanitation rates or rate components, fees, or service charges, and has set a date for public hearing on the proposed changes for July 10, 2013 at 7:00 p.m. at the Council Chambers of the City of San Luis, 1090 E. Union Street, San Luis, Arizona, 85349. A copy of a written report supporting the proposed changes is on file with the City Clerk of the City of San Luis and is available to the public upon request to the City Clerk. NOTICE OF POSSIBLE CHANGE IN CITY BUILDING CODES
City of San Luis AZ Please take notice that the City of San Luis may consider updating the following Building Codes from the adopted present versions: 2012 International Building Code, 2012 International Residential Code, 2012 International Property Maintenance Code, and 2012 International Existing Building Code. In addition, the City may consider the adoption of the 2009 International Energy Conservation Code, as well as possible changes or updates to the presently adopted versions of the National Electric Code, the International Plumbing Code, the International Mechanical Code, and the NFPA 1 Uniform Fire Code. In conjunction with this action, the City may be reviewing the current building fee structure for to determine if any updates are needed. For further information regarding these possible changes please contact the Department of Development Services of the City of San Luis, Monday through Thursday, 7:00 a.m. to 6:00 p.m. These changes may occur on or after July 1, 2013.

Please take notice that the City of San Luis may consider changing the Tax Code of the City of San Luis to eliminate the exclusion of transactions with specified governmental agencies as provided by Section 7A-280 of the Tax Code of the City of San Luis.
